Edgewater packs a remarkable amount into a mile-long stretch between the Palisades cliffs and the Hudson River. It's one of the few Bergen County towns where you can watch the Manhattan skyline from your window and still be home to a quiet, tucked-away neighborhood a few minutes up the hill.
It's also where I work from — the Group Twenty Six office is right here in Edgewater. I've spent decades helping people buy and sell along this waterfront, and I know how different one building, one block, or one side of River Road can be from the next.
The homes
Most of what trades in Edgewater is waterfront and near-waterfront: condominiums and townhomes in the developments that line the river, from full-service high-rises to smaller boutique buildings. Head up toward the Palisades and you'll find pockets of single-family homes on the hillside, quieter and more residential.
The details matter more here than in most towns — river views versus courtyard views, ferry proximity, parking, monthly fees, and how a building is actually run all move the needle. That's the kind of thing worth talking through before you fall for a listing photo.
Getting around
Edgewater's best-kept secret is the commute. The NY Waterway ferry crosses to Midtown and downtown Manhattan, there's bus service into the city, and the George Washington Bridge sits just to the south. For a lot of my clients, it's the closest thing to living in the city without living in the city.
Life in Edgewater
Day to day, Edgewater is walkable in a way its neighbors aren't — the waterfront paths, the shops and restaurants along River Road, Mitsuwa Marketplace, and the everyday conveniences at the commons. The Palisades cliffs are always at your back, and the river is always in front of you.
